Charles Hunter Coates has been a familiar name in the real estate industry for more than 10 years now. Ever since he found the firm in the year 2005, Mr. Charles Hunter Coates III ensured his active participation in the development, redevelopment and repositioning of Hyperion's real estate investments. Beside this, Mr. Charles Coates Hunter is also involved in its key processes like research, analysis, and negotiations on a wide spectrum of real estate transactions which include acquisitions and dispositions, tenant leases, and securitized real estate financings. His role also includes asset management, financial reporting, and strategic planning for the firm. Being a sole proprietor of the firm, Charles Hunter Coates has incorporated the Integrated Project Delivery (IPD) system to facilitate the company structure. IPD, as suggested by its name, is a business approach which brings along all the business restraints and professionals to be a part of the same entity, coming along with common goals and incentives. If we talk about the major difference between IPD approach and the design, bid, and build approach, IPD approach brings along all the different functions and processes to one entity, without impacting their autonomy. All the different team partners will become a part of the new entity. The same new entity will then enter into a single contract with the respective developer to fund, design, and build the development project with common corporate governance, incentives, penalties, and mutual agreements on its objectives and goals. Looking into the IPD approach from the developer’s perspective, it will simplify the development process whilst bringing along big savings on cost as compared to the conventional fixed employment company structure. Mr. Charles Hunter Coates also comes as a proud member of Urban Land Institute, the Urban Mixed Use Development Council, and an active volunteer project manager and carpenter for Habitat for Humanity, a nonprofit organization aimed towards delivering affordable housing for low to very low-income families. Looking into his Educational qualifications, Mr. Hunter Coates III has got his B.S. degree in Biochemistry from Louisiana State University and done Msc in Real Estate Economics and Finance from Florida International University’s Chapman School of Business.more
